Boating & Waterfront

From your dock to the open Gulf

From your dock to the open Gulf

Waterfront is not one thing. A canal home with a quick, no-bridge run to the Gulf is worlds apart from one with low bridges, shallow depth, or a long indirect route. For boaters, those details are the entire purchase.

We treat boating access as core due diligence. We verify true Gulf access, measure bridge clearances and check water depth at low tide. We inspect the seawall and dock, too, then confirm what the lift can hold. The home should fit your boat, not the other way around.

Boating & Waterfront in Southwest Florida

The Shortlist

Ten communities built for boaters

Two questions decide almost everything here. How many bridges sit between your dock and open water? And how deep is the water at low tide? "Direct access" means zero bridges. That’s non-negotiable for sailboats and anything with a tower.

Always verify bridge clearance and dock depth on the specific address, not the listing description. The two rarely match.

    Bundled golf included in fees
    Price tier
    $$–$$$
  10. Windstar on Naples Bay Naples
