Bonita Springs sits on the Lee County side of the Lee–Collier line, which is much of its appeal: you get Gulf beaches, river access and master-planned communities, frequently at a lower entry point than a comparable address a few miles south in Naples.

The city runs from Bonita Beach and Little Hickory Island on the coast, inland across the Imperial and Estero Rivers, to the gated communities along the I-75 corridor. Bonita Bay and Pelican Landing are the names most buyers arrive knowing, but the range runs well past them in both directions.

It has grown quickly without losing an unpolished, outdoorsy streak — kayak launches, riverfront dive bars and a working fishing culture still coexist with the country clubs.

The market is broad: waterfront and boating homes near Bonita Beach, golf and country-club living inland, plus newer gated communities along the I-75 corridor. That range makes it a sweet spot for relocating families, active retirees, and investors alike.
