Community Guide
A boater's paradise with 400+ miles of canals
Cape Coral was built for the water. It has over 400 miles of canals, many with direct, no-bridge Gulf access. Waterfront prices routinely surprise buyers coming from pricier coastal markets, and that's a big reason it's one of the fastest-growing cities in the country.

Cape Coral Community Guide
What's worth knowing before you buy in Cape Coral: the place, the numbers, and what actually moves value.
Cape Coral was platted in 1957 as a waterfront community cut out of scrub and mangrove. Across roughly 114 square miles, it has more than 400 miles of canals, more than any other city in the world.
It’s the largest city in Southwest Florida by land area and one of the largest in the state by population. But it grew as a residential grid instead of outward from a downtown, so what you notice is neighborhoods and water.
For buyers, the canals are the whole story. Some reach the Gulf directly through the Caloosahatchee. Others are freshwater and landlocked. Two otherwise identical houses on different canals can be worlds apart in value.
The market has plenty of both established pool homes and new construction. Knowing the canal system is everything here. Saltwater or freshwater, true Gulf access or not, bridge heights, the state of the seawall: any one of them can make or break a purchase.

Getting around
Approximate driving distances.
Beaches & water
- Yacht Club Community ParkThe city’s own beach and pier sit on the river, not the Gulf. It’s the everyday local option.
- Sanibel & CaptivaRoughly forty minutes south, for shelling and the best sand in the region.
- Fort Myers BeachThe nearest full Gulf beach town, across the bridge.
- Cayo Costa State ParkReachable only by boat. Nine miles of undeveloped barrier island, and a real payoff for keeping a boat here.
Where to eat
- Cape HarbourA waterfront district with several restaurants, led by Fathoms and Rumrunners.
- Nauti Parrot Dock BarA waterfront tiki bar you can pull up to by boat.
- Fathoms RestaurantMarina-side dining at Cape Harbour with slips for guests.
- Downtown South CapeThe entertainment strip on 47th Terrace. Easy to walk, and busy after dark.
Golf 6 in city
Six courses inside the city and roughly 80 more within twenty miles. You can keep a boat at home and still have plenty of courses to pick from.
- Coral Oaks Golf Course
- Palmetto-Pine Country Club
- Hunters Run Executive
- Royal Tee Country Club
Boating 8 marinas
Eight marinas and five public ramps, but the real draw is a private dock. Confirm whether a canal is Gulf-access or freshwater, and count the bridges between the dock and open water.
- Cape Harbour Marina
- Tarpon Point Marina
- Marina at Four Freedoms
- Cape Coral Yacht Club Basin
What drives value in Cape Coral
- ✓Gulf-access versus freshwater canal is the biggest split in value. Verify it for the specific address, and never trust the listing description on it.
- ✓Bridge clearance between a dock and open water sets a hard ceiling on what boat an owner can keep.
- ✓The direction a lot faces matters. Southern exposure over the water puts sun on the lanai, and buyers pay a premium for it.
- ✓Plenty of new construction on vacant platted lots competes head-on with resale, and that keeps prices in check.
