Community Guide
A boater's paradise of 400+ miles of canals
Cape Coral was built for the water. With over 400 miles of canals — many with direct, no-bridge Gulf access — it offers a waterfront boating lifestyle at prices that routinely surprise buyers from pricier coastal markets. It's one of the fastest-growing cities in the country for good reason.

Cape Coral Community Guide
Everything worth knowing before you buy here — the place itself, the numbers, and what actually moves value.
Cape Coral was platted in 1957 as a waterfront community carved out of scrub and mangrove, and the result is genuinely unusual: more than 400 miles of canals, more than any other city in the world, across roughly 114 square miles.
It is the largest city in Southwest Florida by land area and among the largest in the state by population — but it developed as a residential grid rather than around a downtown, so the character is neighborhoods and water rather than a center.
For buyers, the canals are the whole story. Some reach the Gulf directly through the Caloosahatchee, some are freshwater and landlocked, and the difference between two otherwise identical houses can be enormous.
The market is rich with both established pool homes and new construction. Knowing the canal system is everything here: which canals are saltwater vs. freshwater, which have true Gulf access, bridge heights, and seawall condition can make or break a purchase.

Getting around
Approximate driving distances.
Beaches & water
- Yacht Club Community ParkThe city’s own river beach and pier — not the Gulf, but the local everyday option.
- Sanibel & CaptivaRoughly forty minutes south for shelling and the best sand in the region.
- Fort Myers BeachThe nearest full Gulf beach town, across the bridge.
- Cayo Costa State ParkBoat-access only — nine miles of undeveloped barrier island, and a genuine reward for owning a boat here.
Where to eat
- Cape HarbourA waterfront district rather than one restaurant — Fathoms and Rumrunners anchor it.
- Nauti Parrot Dock BarTiki-bar waterfront, arrive by boat.
- Fathoms RestaurantMarina-side dining at Cape Harbour with slips for guests.
- Downtown South CapeThe 47th Terrace entertainment strip, walkable and busy after dark.
Golf 6 in city
Six courses inside the city, with roughly 80 more within twenty miles — a good balance for golfers who want water access at home and choice on the course.
- Coral Oaks Golf Course
- Palmetto-Pine Country Club
- Hunters Run Executive
- Royal Tee Country Club
Boating 8 marinas
Eight marinas and five public ramps, but the real draw is a private dock. Confirm whether a canal is Gulf-access or freshwater, and count the bridges between the dock and open water.
- Cape Harbour Marina
- Tarpon Point Marina
- Marina at Four Freedoms
- Cape Coral Yacht Club Basin
What drives value in Cape Coral
- ✓Gulf-access versus freshwater canal is the defining value split — verify it on the specific address, never on the listing description.
- ✓Bridge clearance between a dock and open water sets a hard ceiling on what boat an owner can keep.
- ✓Lot orientation drives desirability: southern exposure over the water is priced at a premium for sun on the lanai.
- ✓A large inventory of new construction on vacant platted lots competes directly with resale, which keeps pricing disciplined.
For live pricing, inventory and days on market, use the Cape Coral search above — it pulls current MLS data rather than a number that goes stale.
