Secluded and quietly spectacular

Captiva is small and secluded. That's the whole point. A short bridge connects it to Sanibel. The island is home to the South Seas resort and a village of restaurants and galleries, and its Gulf-front and bay-front estates are among the most sought-after in the region. Inventory is limited, and demand is steady.

Captiva Island Community Guide

What's worth knowing before you buy in Captiva Island: the place, the numbers, and what actually moves value.

Captiva is Sanibel’s smaller, quieter neighbor, across Blind Pass and running just a few miles north to Redfish Pass. Only a few hundred people live here year-round, and much of the island is resort or private homes.

It’s the most exclusive address on this stretch of coast. Most of the island’s shops and restaurants fit into a couple of walkable blocks on Andy Rosse Lane. The beaches face west, so Captiva gets the sunsets that east–west Sanibel mostly misses.

Like Sanibel, Captiva took the full force of Hurricane Ian in 2022. There’s been a lot of rebuilding since. Floor height, insurance and construction standards should all shape your due diligence on any property here.

Many Captiva owners use their homes as both a personal retreat and a high-end vacation rental. With so few properties available, good guidance matters when buying and when weighing what a home is really worth over time.

Beaches & water

  • Captiva BeachThe west-facing main beach at the north end, with the best sunset on this coast.
  • Turner BeachAt Blind Pass, known for its strong current and for good fishing and shelling.
  • Alison Hagerup Beach ParkA small lot and a short walk to the quietest sand on the island.
  • Redfish PassThe cut at the north tip. It’s a boating and fishing landmark more than a place to swim.

Where to eat

  • The Bubble RoomAn island institution, known for floor-to-ceiling kitsch and its oversized cakes.
  • Mucky DuckRight on the beach. They don’t take reservations, and a line forms for sunset anyway.
  • Keylime BistroAndy Rosse Lane courtyard dining with live music most nights.
  • Green FlashBayside and right on the water. It’s named for the green flash you can sometimes catch at sunset.

Golf Nearby

There’s no full-length course on Captiva itself. Sanibel’s clubs are a few minutes south, and the mainland courses are a drive across the causeway.

Boating Pine Island Sound

Captiva sits between the Gulf and Pine Island Sound, with a pass at each end. For a boat, few islands here are better placed. Cabbage Key, Useppa and Cayo Costa are all short runs.

What drives value in Captiva Island

  • ✓Very little comes up for sale. A handful of transactions can shift the apparent market, so read the comparables carefully.
  • ✓Gulf-front sells at a big premium over bay-side, and the two rarely move together.
  • ✓Resort-zoned and residential parcels follow different rules. Confirm which one you’re buying and what it allows.
  • ✓Rental income can be strong, but it’s seasonal. Rules also vary by parcel, so verify the permitted use before underwriting a purchase.
