Captiva is Sanibel’s smaller, quieter neighbor, reached across Blind Pass and running just a few miles north to Redfish Pass. The year-round population is measured in hundreds, and much of the island is either resort or private residence.
It is the most exclusive address on this stretch of coast. Andy Rosse Lane holds most of the island’s commercial life in a couple of walkable blocks, and the beaches face west — meaning Captiva gets the sunsets that Sanibel, angled east–west, largely does not.
Like Sanibel, Captiva took the full force of Hurricane Ian in 2022. Rebuilding has been extensive, and the practical consequences for buyers — elevation, insurance, construction standards — should shape due diligence on any property here.
Many Captiva owners use their homes as both a personal retreat and a premium vacation rental. That dual potential — combined with the island’s scarcity — makes expert guidance essential to buying well and understanding true long-term value.

Captiva sits between the Gulf and Pine Island Sound with passes at both ends, which makes it one of the best-positioned islands here for a boat — Cabbage Key, Useppa and Cayo Costa are all short runs.
