Community Guide

Southwest Florida's fastest-growing village

Estero has grown from a quiet crossroads into one of the most sought-after places in SWFL. The homes are newer, the amenities feel like a resort, and there's walkable retail at Coconut Point and Miromar Outlets. It also sits between Naples and Fort Myers, a quick run from the airport.

Estero Community Guide

What's worth knowing before you buy in Estero: the place, the numbers, and what actually moves value.

Estero incorporated as a village in 2014 and has been one of the fastest-growing parts of Lee County ever since. It sits almost exactly halfway between Naples and Fort Myers, which makes it a practical base if your week pulls you both ways.

Master-planned communities define the village: Miromar Lakes, Grandezza, West Bay, Shadow Wood and Pelican Sound among them. They cluster around Coconut Point and Miromar Outlets for shopping, with Hertz Arena and Florida Gulf Coast University just up the road.

And it’s greener than all that growth suggests. Koreshan State Park preserves an unlikely 19th-century utopian settlement along the Estero River. The river is also one of the better paddling runs on this coast.

If you want turnkey, low-maintenance living without giving up space or amenities, Estero is hard to beat. Communities like Grandezza, The Place at Corkscrew and Miromar Lakes cover everything from golf to private lakefront beaches.

What drives value in Estero

  • ✓Amenities carry extra weight here. The fees, and what they cover, often decide the sale.
  • ✓Miromar Lakes’ freshwater lakes are a different product from Gulf-access waterfront, and they’re priced that way.
  • ✓Newer construction dominates, so a resale home competes on location and lot, not age.
  • ✓Being close to RSW matters if you fly often, and buyers pay for it.
