Not every Southwest Florida community is built the same way. Some are designed around a golf course and a seasonal calendar; others are built around open space, community pools, sports courts, playgrounds, and a population that stays put year-round. If you want the second kind, it helps to know which is which before you start touring.
We approach this factually. We can tell you a community’s amenities, its HOA rules on things like play equipment and street parking, whether it has age restrictions, what its year-round occupancy looks like, and which school district serves an address — then point you to the official sources so you can evaluate them yourself. What we will not do is tell you what kind of neighborhood is "right" for your family. That judgment is yours to make, and steering buyers on the basis of family composition is both unlawful and a genuinely bad way to help someone.

Some SWFL communities empty out in May. If you want neighbors in August, occupancy patterns are a real search criterion and we can speak to them community by community.
School data, from the source
We will tell you which district and which assigned schools serve any address, and send you to the Florida Department of Education and district sites for ratings — official data, not our characterization of it.
HOA rules worth reading first
Play structures, fencing, basketball hoops, street parking, pets, and guest policies vary enormously between associations. We read the documents with you before you are contractually committed.
Layout and lot
Fenced yards, cul-de-sac positions, lanai space, and floor plans with a real second living area are limited in some communities and standard in others.
