Community Guide
River city character with room to grow
Fort Myers is the heart of Lee County and the most varied market in the region. Downtown, the historic River District has come back with restaurants and nightlife. Royal palms and historic estates line McGregor Boulevard. And newer communities to the south and east make owning a home more attainable.

The Full Picture
Fort Myers Community Guide
What's worth knowing before you buy in Fort Myers: the place, the numbers, and what actually moves value.
Fort Myers is the commercial heart of Southwest Florida and the most economically mixed market on this coast. It’s the only community in our area with a real downtown, the River District. It also has a year-round working population, a university and a hospital system.
That mix gives Fort Myers the widest price range we work in. A restored bungalow in the historic district, a golf villa in Gateway, a riverfront estate on McGregor Boulevard and an entry-level investment property can all carry a Fort Myers address and have almost nothing else in common.
Much of the region’s history is here, too. The Edison and Ford Winter Estates sit on McGregor, and the royal palms lining the boulevard were Edison’s idea.
That breadth is the opportunity. A riverfront condo, a pool home in an established neighborhood, a brand-new build in a planned community: Fort Myers has an entry point for each. And as the region keeps growing, the long-term fundamentals are strong.

What drives value in Fort Myers
- ✓This is the widest price band we cover. Pin down your sub-market before you compare anything to a headline "Fort Myers" number.
- ✓Historic-district homes sell on character and lot, and they come with renovation questions that newer homes don’t.
- ✓Post-Ian rebuilding has reshaped coastal inventory. Get the elevation certificate and insurance quotes during due diligence, not after.
- ✓Year-round rental demand is stronger here than in the seasonal beach towns, and that changes the math for investors.
For live Fort Myers prices and inventory, including days on market, use the search above. It pulls current MLS data, so you're not looking at a number that's gone stale.
