Community Guide
River city character with room to grow
Fort Myers is the heart of Lee County and the most diverse market in the region. The historic River District downtown has been revitalized with restaurants and nightlife, the stately McGregor Boulevard is lined with royal palms and historic estates, and newer communities to the south and east open the door to attainable homeownership.

The Full Picture
Fort Myers Community Guide
Everything worth knowing before you buy here — the place itself, the numbers, and what actually moves value.
Fort Myers is the commercial heart of Southwest Florida and the most economically mixed market on this coast. It is the only community in our area with a genuine downtown — the River District — plus a year-round working population, a university, and a hospital system.
That mix means the widest price range we work in. A restored bungalow in the historic district, a golf villa in Gateway, a riverfront estate along McGregor Boulevard and an entry-level investment property can all be Fort Myers addresses with very little in common.
The city is also the region’s history: the Edison and Ford Winter Estates sit on McGregor, and the royal palms lining that boulevard were Edison’s idea.
That breadth is the opportunity. Whether you want a riverfront condo, a pool home in an established neighborhood, or a brand-new build in a planned community, Fort Myers has an entry point — and strong long-term fundamentals as the region keeps growing.

What drives value in Fort Myers
- ✓The widest price band we cover — define your sub-market before comparing anything to a headline "Fort Myers" number.
- ✓Historic-district homes trade on character and lot, and carry renovation considerations that newer inventory does not.
- ✓Post-Ian rebuilding has reshaped coastal inventory; elevation certificates and insurance quotes belong in your due diligence, not after it.
- ✓Year-round rental demand is stronger here than in the seasonal beach markets, which changes the math for investors.
For live pricing, inventory and days on market, use the Fort Myers search above — it pulls current MLS data rather than a number that goes stale.
