Lifestyle
Resort living, every single day
Many of SWFL's most popular communities are amenity-rich, master-planned neighborhoods where your HOA fees unlock a resort's worth of facilities. Done right, it's a turnkey lifestyle. Done wrong, you're paying for amenities you'll never use.
We help you read the fine print: what fees actually cover, the health of the community’s reserves, rental and pet rules, and whether the social culture fits you. The goal is value you’ll feel every day, not just a glossy brochure.
The Shortlist
Ten communities where the fees actually buy something
The question that matters here is not "what are the amenities" — every brochure answers that. It is what your dues actually cover, what costs extra, and how the club is structured. These ten span the range, from bundled everything to optional membership tiers, and they are chosen to show the different models rather than to rank them.
Structure varies enormously between these — bundled, optional tier, separate club membership, and in one case a municipal taxing district. Dues, transfer fees and reserve health are what we read with you before you commit, and none of it is on the listing sheet.
-
Fiddler's Creek Naples
The deepest amenity package in the region, anchored by a 54,000 sq ft Club & Spa with a multi-pool complex, full fitness centre and aerobics studio, and both casual and fine dining. Beach and marina access come via the separate optional Tarpon Club — a good illustration of why "included" needs defining.
- Club
- 54,000 sq ft Club & Spa
- Structure
- HOA + CDD; beach/marina club optional
- Also
- Tennis, pickleball, spa, social calendar
-
Lely Resort Naples
The Players Club & Spa runs to over 20,000 sq ft under air, with twelve lighted tennis courts, two resort pools, a lap pool, tiki bar and a theatre room. Membership is tiered rather than automatic, so two neighbours can pay very different amounts — worth understanding before you buy.
- Club
- 20,000+ sq ft Players Club & Spa
- Structure
- Tiered membership, not automatic
- Sports
- 12 lighted tennis courts, bocce, pickleball
- Golf
- Three courses, two public one private
-
Paseo Fort Myers
Built around a 26,000 sq ft Village Center that behaves more like a small town square — pub, bistro, spa, theatre, fitness studio and a tiki bar at the pool. The amenity-village model, and unusually walkable from most of the homes.
- Club
- 26,000 sq ft Village Center
- Dining
- Pub, bistro, tiki bar, café on site
- Also
- Spa, theatre, fishing pier, tennis, bocce
-
WildBlue Estero / south Fort Myers
A 20-acre amenity campus paired with three large freshwater lakes you can keep a boat on — private docks behind the homes, which almost no amenity community here offers. The sports club adds courts and a full fitness and spa operation.
- Standout
- Private docks on freshwater lakes
- Club
- 20-acre amenity campus
- Sports
- Tennis, pickleball, basketball
- Also
- Resort pool, fitness centre, full-service spa
-
Pelican Bay Naples
The structural outlier, and the reason it belongs on this list: the beach pavilions, tram and boardwalks are funded through a municipal services taxing unit alongside the individual condo and neighbourhood associations. It is the closest thing in Naples to private beach access attached to an address.
- Standout
- Private beach pavilions and tram
- Structure
- Taxing district + neighbourhood associations
- Also
- Tennis, wellness centre, boardwalks, kayaking
-
The Brooks — Commons Club Bonita Springs
Four separate communities — Shadow Wood, Copperleaf, Spring Run and Lighthouse Bay — sharing one Commons Club with a beach club, fitness and dining. A shared-amenity model that spreads the cost, and a useful example of buying into a club that sits outside your own HOA.
- Structure
- Shared club across four communities
- Also
- Beach club, fitness, dining, enrichment centre
-
Sandoval Cape Coral
Developed by the Bonita Bay Group, which shows — a genuine resort amenity package in a city where most neighbourhoods have none at all. The strongest argument for amenity living at a Cape Coral price point.
- Standout
- Resort amenity in a market that mostly lacks it
- Also
- Lagoon pool, tennis, pickleball, dog parks, trails
-
Naples Reserve Naples
Built around a large lake system with the Island Club at its centre, plus a boathouse and paddle craft. Amenity-led rather than golf-led, which keeps the dues structure simpler than most of its Naples neighbours.
- Standout
- Lake system with boathouse and paddle craft
- Structure
- No golf, so no separate club membership
- Also
- Island Club, resort pool, tennis, dog parks
-
Treviso Bay Naples
A TPC course inside the gates with a full resort amenity centre alongside it. Golf access differs sharply between property types here, so which building or street you buy on changes what you are entitled to — verify it on the specific address.
- Golf
- TPC course within the community
- Structure
- Golf entitlement varies by property type
- Also
- Resort pool, spa, fitness, tennis, dining
-
Heritage Bay Naples
The value end of bundled living: golf, tennis, a resort pool and a clubhouse all included in the dues rather than sold as a separate membership. For anyone who will genuinely use the course, the cost per round is hard to beat in Collier County.
- Structure
- Bundled — golf included in dues
- Also
- Clubhouse, resort pool, tennis, aqua range
