Living in Southwest Florida

Geography, climate, cost of living and culture. The practical picture of life on the Gulf coast.

The Overview

One coastline, many ways to live it.

Southwest Florida runs along the Gulf of Mexico, from the upscale beaches of Naples north through Bonita Springs and Estero to Fort Myers, then out to the barrier islands of Sanibel, Captiva and Marco. Warm water and big skies set the pace here, and most days get planned around time outdoors. Within a short drive, you'll find a wide range of ways to live.

A walkable beach town, a gated golf community, a canal-front home with a boat lift, a quiet island cottage: SWFL has a version of each. Here's the overview we give every client who's new to the area.

How It Fits Together

The lay of the land

Naples (Collier County) anchors the south. It's the most upscale market, known for Fifth Avenue, serious golf and Gulf-front estates.

Bonita Springs & Estero bridge Collier and Lee counties. You'll find newer communities and strong value, with quick access to the beaches and the airport.

Fort Myers (Lee County) is the region's urban center, with a revitalized riverfront downtown, historic neighborhoods and the widest range of price points.

Cape Coral sits across the river. It's a boater's city, with 400+ miles of canals and plenty of new construction going up fast.

Marco Island, Sanibel & Captiva are the barrier islands. Life there centers on the beach and the boat. It feels different from the mainland.

What to Expect

The essentials

Climate & seasons

SWFL has a subtropical climate. Winters are warm and dry during the famous "season," roughly November–April. Summers are hot and humid, with afternoon storms. Winter is the peak: seasonal residents return and events fill the calendar while the weather is close to perfect. Summer is quieter and greener. We think it's a good time to buy.

Cost of living & taxes

Florida has no state income tax, which draws a lot of people here. Housing ranges from attainable to ultra-luxury. Budget realistically for property insurance and, on the coast, flood insurance. We lay out those costs before you buy.

Getting around

Southwest Florida International (RSW) in Fort Myers is the main airport, while Naples (APF) handles private aviation. I-75 runs north–south through the region, and US-41 (Tamiami Trail) follows the coast. From most communities, it's a short drive to the beach, shops and restaurants.

Lifestyle & culture

Life here is built around the water and the outdoors: boating, fishing, golf, pickleball, beach walks and farmers markets. There's also a busy dining scene, plus arts and theater in Naples and the Fort Myers River District. And Spring Training baseball.

A wide range of homes

Housing here ranges from condos and villas to canal homes, golf-course homes, new construction and Gulf-front estates. There's plenty of investment property as well. Our job is to match the right community to how you plan to use your home, and we do it every day.

Hurricane preparedness

Coastal living comes with hurricane season (June–November). Newer construction is built to strict codes, and a home's height above flood level, its build year and its flood zone all matter. We factor storm readiness into every recommendation.
