Marco Island is the largest of the Ten Thousand Islands and the southernmost developed address on this coast — a barrier island reached by bridge, with roughly three and a half miles of wide south-facing Gulf beach.
Development is unusually orderly for Florida. Much of the island was master-planned in the 1960s around a grid of waterfront canals, which is why so many homes have direct water access and why the street pattern reads more deliberately than the mainland.
It is quieter than Naples and more residential than a resort town, though the resorts anchor the south end. Beyond the island, the Everglades and the Ten Thousand Islands start immediately — this is the jumping-off point for that whole backcountry.
Inventory spans Gulf-front high-rise condos, canal homes with direct boat access, and luxury estates in Hideaway Beach. Because so many owners are seasonal, timing and local knowledge matter enormously to buying — and pricing — well here.
