Community Guide
The Gulf coast's most refined address
Naples is the best-known name in Southwest Florida real estate. Old Naples and the boutiques of Fifth Avenue South offer walkable beach-town living. Head inland and you'll find gated golf estates, including some of the most exclusive addresses in the country. The market stretches from a first Gulf-coast purchase to waterfront luxury estates in Port Royal and Aqualane Shores.

Naples Community Guide
What's worth knowing before you buy in Naples: the place, the numbers, and what actually moves value.
Naples sits at the southern end of the Southwest Florida coast, where Collier County meets the Gulf. The city itself is compact and easy to walk, with Fifth Avenue South and Third Street South holding the restaurants, galleries and boutiques. The addresses most buyers ask about spread well past the city limits, though: north through Pelican Bay and Vanderbilt, and inland along the golf corridor toward Ave Maria.
It’s an unusually seasonal place. Population, traffic, restaurant waits and the pace of the market all swell from roughly January through April, then ease off through the summer. That cycle decides when homes list and how long they sit. It also shifts who holds the stronger hand in a negotiation, so timing matters more here than in a year-round market.
The other thing that defines Naples is how sharply value changes over a short distance. Two houses that look identical in photos can be hundreds of thousands of dollars apart. The gap comes from distance to the beach, floor height and flood zone, whether the lot has direct Gulf access or a bridge in the way, and which side of the community the home is on.
It's also one of the most nuanced markets in the state. Two homes on lots that look identical on paper can be hundreds of thousands of dollars apart because of how close they are to the beach, water access, flood zone, the view or even which side of the community they're on. Those differences are where local representation earns its keep.

- Tiburón Golf Club
- Grey Oaks Country Club
- Talis Park
- Quail West
- Bear's Paw
- Collier’s Reserve
Boating Gulf & bay access
Naples Bay, Gordon Pass and the Intracoastal put open water close by. Bridge clearance and dock depth change street by street, though, so check both before you commit to a waterfront lot.

- Hamilton Harbor Yacht Club

What drives value in Naples
- ✓Price tracks distance to the beach closely. Being able to walk to the sand earns a premium that inland golf frontage doesn’t.
- ✓Flood zone, floor height and insurance history now shape a negotiation as much as the finishes do.
- ✓Older homes on prime Old Naples and Aqualane lots often sell for land value, since teardown-and-rebuild math sets the price.
- ✓Season matters. A November listing and a June listing need different plans.
For live Naples prices and inventory, including days on market, use the search above. It pulls current MLS data, so you're not looking at a number that's gone stale.
